How does someone interested in buying real estate get your phone number? My sister and I own the old family farm in an LLC. I get texts sometimes wanting to buy the property. My college age son gets texts sometimes as well. How do they get our phone numbers?

Public record.

The same way camel jockeys get my number to tell me my Amazon account has been hacked. Then get upset when I ridicule them...like their "job" is reputable.

Lots of stuff is public record. You can go on the county's appraisal district website and figure out who owns what property. Even if it's an LLC, the names of the officers of that LLC are also public record. From there it's just finding out a person's phone number which usually isn't that hard to do either. Lots of online sites that offer that service.

In other words, it's not nearly as much work as you might think.

Your contact information is not private in any capacity. Any time you enter your contact info on a website and agree to their terms, you're likely agreeing to allow them to sell your info.

I can go buy your info from a myriad of sites, like white pages, been verified, etc. There are tons of companies that exist specifically to aggregate your data and sell it to advertisers and the like.

I have a piece of software on my phone that allows me to see who owns any property. It is in a map format. shows me tax records, who owns it.

probably our govt. trying to set you up for some imminent domain or part of the 87,0000 new irs agents are looking to arrest you for owning land.

There's a massive amount of data mining that happens constantly. CC sell your info on buying habits etc ...

Tiktok....and every time you go into most stores and swipe your card or they ask your number or email. Those companies pay big money to companies that collect that data from every little thing we do.

Its maddening. That's why when they ask for my number I always tell them 'no thanks'. But it doesn't seem to matter, they get it somewhere else.

County tax records. These companies have bots that sift through it looking for properties with certain parameters like size, location, tax valuation per acre, etc, and extract the property owner name and address, and they pay a little to bash that against public records to generate an automated contact list and spam out solicitations.

I get several "offers" a year for my driveway lot. It is about an acre but with a very low valuation because it is 1600 feet long and 30 feet wide. All it can ever be is a driveway.

You can do what I did when I got a solicitation text from a Julio or Pablo or something like that.

I said something about his mother in Spanish, and we started texting more Spanish insults back and forth.

There is a website, called Forewarn, which essentially allows the user to look up someone's name and find their name and contact/address history, plus criminal infractions.

It's a bit shady I guess but I'm not going to say I've not used it to help me find the kernels I need to work my due diligence before I meet a client. Really I just use it to make sure I'm not meeting anyone new for the first time who's got some ill-will and can try to harm me.

Edit- we get the name from county property records and go from there. You'd be surprised how much Google can help you find out about a person

They can easily get the LLC name and address from county tax records, and officer/member names and addresses from franchise return public information reports
