Anyone know anybody who lives there? Anyone have an opinion on it? Saw it on Ch. 11 news the other night and sounds like it's booming. Just wondering....

PEARLAND, Texas (khou.com) – Those who work in and around downtown Houston and do not desire to live there have another choice. Shadow Creek Ranch, a master-planned community, has been called Pearland’s best kept secret, but with soaring home sales, it’s not a secret anymore.

Because Shadow Creek is close to downtown amenities, Pearland’s mayor says that this sleepy city is finally taking off. The development is bordered by FM 2234, Smith Miller Road and Almeda School Road and is only a stone’s throw from Hwy. 288.

Since builders broke ground on Shadow Creek 18 months ago, the development has been second only to The Woodlands in total home sales. Real estate agents hope to close on 1,200 homes this year and approximately 1,900 next year.

When completed, the community will add more than 35,000 to the city’s population and bring in more than $1 billion in extra tax revenue.

Shadow Creek is approximately 15 minutes from downtown, the Galleria, the Medical Center or Reliant Stadium. Shadow Creek will soon finish a new elementary school and two new hospitals are planned. The University of Texas recently acquired land for a new campus.

Pearland officials believe that it may take ten years for the residential and retail properties to fully develop, but the city is already feeling the effects.

288 could turn into a potential nightmare with all of the construction down there with no road relief in sight anytime soon.

I think it's still a decent drive compared to other freeways, but it's gotten progressively worse over the years. I don't think it's going to get better anytime soon.

I will tell you this, and soon be attacked for it, but no way in hell would I send my kids to Alvin schools....and SCR is Alvin ISD.

That's so weird...SCR is in Pearland, the closest high school to it is Hightower, but the kids go to Alvin.

I'm building there now.

It's the best location around Houston for drive time for where we work (one southwest, the other downtown and galleria). I don't really care about the Alvin ISD right now as I probably won't have kids in the system. It's not as good as Pearland though.

The community is very very nice. The homes aren't priced much differently then Silverlake. The further east you go towards Pearland and then I-45 the cheaper it gets though.

The traffic on 288 is pretty bad from what I understand, but a good portion should be aleviated by the new tollway from the Sienna area. A lot of the people on Hwy 6 in Ft Bend and Brazoria counties drive down to 288 then to town. And again, the drive is still WAY shorter then from Katy, Sugarland, Cy, or North Houston.

Hey!!!!!! I never said I didn't live there!! I just wanted to start some conversation on the place and see what everyone thought. I saw the spot on 11 news the other night and was wondering if anyone else did. There are three other people in my office that are thinking about building down there.

guy in my office is about a week behind me in build schedule. fiance's hairstylist just happens to be building a few houses down. she has 2 sets of friends from school building as well.

hope they can figure out something to expand 288 soon though

SCR is not in the flood plain apparently.

It was raining really hard 4 of the first 5 times I was out there and the drainage was excellent - but that's not the same as a flood.

A friend of mine who did the engineering on the project was gonna move down there until he saw how many black people lived in the neighborhood. He's moving to Sugar Land instead. No Shat.

2. Do African-Americans drive down the values, or do the statistics show that they live in lower value neighborhoods?

Which is exactly why my wife and I said no when we were looking for houses. Who wants to wait 10-years for the 'planned' roads, hospital, community center, strip mall, etc. to get done. Especially the snail's pace things get done around here. Except for home building, those can't get done soon enough. It's the infastructure that takes forever. 10-years, yeah right. It'll be 10-years before they even start to THINK about making 288 wider. No thanks.

Not to mention when we went out to lunch at Chili's...well, lets just say that old joke about the front row of a Willie Nelson concert comes to mind.

cclearman - if it's racist, then the market is racist. My neighborhood in Austin is less than five years old, and for whatever reason, has a high number of minority families. Several real estate professionals have told me that's a major reason why property values have remained flat and in some cases *depreciated* despite similar neighborhoods (in terms of age and home types) in my area showing appreciation in values.

they've already started thinking about widening 288, but I agree, it could take them awhile and it will probably be a mess. They have also already started on the hospital. But yes, it will be 10 years before all of SCR is completed - including the UT campus. that's the way it is with all big masterplanned communities. Silverlake started in the mid 90s and it's just now starting reach completion.

I feel like the house values will appreciate, but if there is new construction still going on in the development you are going to have to sell for less then the cost of new or get lucky and find someone who can't wait for the house to be built.

Actually, Silverlake started as Southwyck in the late 80's.


pickles - I generally agree, although suburbs around Austin have seen plenty of growth in the past few years. Some friends of mine in Cedar Park and Round Rock have seen ~15% appreciation in the past two years.

I lived in Silverlake for about 7 years. I agree with Keegan, the name change was about all that happened in the mid 90's (seems earlier than that). I have not lived there in probably 3-4 years and had the chance to go back last year, wow...so much development. The only thing I can see with SCR is the traffic on 288, already a problem getting worse.

Regarding SCR being in Alvin ISD, yes, that is true, although as a Yellowjacket from the Class of '82, I don't think that is such a bad thing. If you prefer, Pearland ISD currently has a program where any student in an adjoining disrict can attend there for the year for $1 (including HISD). I guess this will last as long as they have more space in their new schools than they have students.
