Well, the time has come, the project we have been dreaming about and planning for years is finally here. So for my own posterity and the enjoyment of those who enjoy following along, I will be chronicling the progress of our home renovation here. This began with our DIY-ish master bathroom remodel 10 years ago, and then the real thinking about and planning for the rest of the house began with this thread, 3 years ago. Well now the day has finally come (the dumpster was dropped off this morning). So to start out, here are some of the floor plans and elevations showing the before and after. Feel Free to comment or make suggestions if you see something crazy or have a great idea.

Thanks guys, we are pretty excited about it, especially being so many years in the making. The contractor thinks he can get it done in 6-7 months if he can avoid delays. So much so that in his build contract he put in a liquidated damages clause for every day it goes beyond 8 months. He did reserve the right to extend the deadline for issues like permitting and weather that are beyond his control, but I'll still gladly take it.

Started mid week on demo, but here's the progress after the first 3 days:
Garage gone, just waiting on the electrical to get moved to the temporary pole to finish the last corner

I went through and mostly read your other thread - very neat redesign and will be a fun follow.

Not to discourage you from going for it, but it seems like the house is "updated enough" that you could have sold it and used the funds to find or build a house closer to what you need for less cost. I'm sure you've got your reasons - just curious if you'd be willing to share. I'd bet this is a pricey remodel.

No discouragement at all. We actually strongly considered this after going through the first part of the conceptual design with the architect because you're not wrong, it is not a cheap remodel, and we wondered if it was worth the cost and stress to go through the process rather than just buying what we want. But after looking around for a couple of months with a realtor and online, what we found was between commissions, closing costs, and the jump in interest rate we would be taking on the new note (we currently have 2.5%), we actually could build for cheaper than or similar to just buying what we are looking for. On top of that we really love where we live, both the part of town generally, and the street we are on specifically, and to get what we are building without going way outside the area, we really struggled to find something that wasn't going to be a significant price jump, or just getting very lucky. Then lastly, there is the emotional connection to the specific home/location. We've lived there 11 years and its the home we've brought all 3 of our kids home to, so that weighed in too.

So that was our general thought process and why we landed how we did, but on top of that, for the logic around the numbers to work out in line with our assumptions, we've done a lot of work on the front end to really control the build cost. When you include the renovated square footage combined with the added A/C square footage (garage not included), we should end up under $200/sq-ft. To do that we found a builder that seems to do good work but who would also really work with us to help control that cost by doing things like removing some of the existing windows and doors during the demo to be re-purposed in the new spaces.

For timing, assuming things go relatively smoothly (allowing for normal construction project SNAFUs), the plan is to wrap about thanksgiving and move back in over Christmas break. That said, we got a one year lease on our rental house, just in case...

We are in the Spring Branch area of West Houston, and are using CyCon Construction Inc. as our builder.

Would be interested to hear about your experience with your architect. We are looking at doing a similar level of remodel in the next couple of years and have just started looking for architects to work with.

Get why you're doing this completely. We're in a close area to you and inventory is either an awful location or very expensive. We did a total exterior remodel last year and dropped on a covered patio. In the next 1-2 years we will renovate the baths and minor kitchen update, along with all new paint. Not moving walls, but just like you, we love our location, neighborhood, and central to everything. Easier to control cost on the renovation than this weird RE market.

Demo week two update. Not as dramatic a change but is moving along.
Garage mostly gone and getting close to ready to start setting forms for new slab:




That weird corner is because while the contractor thought he could start work while waiting on build permits to clear and had plenty of work to stay busy, turns out you need a permit to get an inspection on your temporary electrical pole to be able to move the electrical service over. So technically the garage corner the electrical went to is still intact… though you may notice it has been picked up and moved….

Been a bit since the last update, but things have really accelerated since we finally cleared permitting last week. Here is the prep work getting ready for the slab pour which is tentatively scheduled for next Thursday (gotta let the rain clear).

Slab is poured! Had to wait for the weather to dry up a bit but it is down.
Here you can see where the house will be extended to and the drop down for the new covered patio space:




It threw me off a little showing up and seeing the garage floor being a step up from the house foundation level, but talking to the concrete guys, it turned out unless I wanted them to tear out the whole driveway and regrade it to keep a downward slope from the garage to the street, this is what was required to keep the inside garage floor sloped outwards.





Also got the cabinet drawings back for the proposed plans. Still doing some final tweaks but this is darn close to final:

This is an unsolicited opinion, but the corner area to the left of the window seems like a busy bottleneck area with the door, fridge, double oven (I assume that's what the opening is). Any concerns about that?

hey, half the reason for posting my plans here was to get unsolicited opinions of things we maybe haven't thought of yet. That said, we struggled to find any other place we liked for those double ovens. It will be a little tight when the doors are open, but it will help that the space between the ovens and the fridge enclosure is 4', that space the cabinet company drew a door will actually be a cased opening, and once the budget recovers from the construction, those ovens will get an upgrade to one with a french door. still not ideal, but of the options we considered, its our favorite so far.

Double check you thinking on the lower drawer widths, those all seem narrow. I love our drawers and they are mostly 30" or 36" drawers. We have one 18"box and that is pretty small once you have the drawer inside.

Well not a ton of work has been done over the last 2 weeks. After the slab was formed we started laying out some of the spaces full size and decided that we didn't like how the upstairs over the garage ended up so we brought things to a much slower pace to get that corrected before the beams and trusses were ordered. We decided that we would much rather have a large open playroom than the way the layout ended up. But we got those changes made and are back on the move. Here is the new upstairs layout with the smaller bathroom and larger gameroom:

in the meantime though, the builder had two guys go ahead and start knocking out the tray ceiling we wanted in the master bedroom:


this makes the room feel so much larger going from 8 to 9 ft ceilings.

we got the revised engineering back Monday and so lumber was ordered and showed up yesterday afternoon and the framing crews got to work. Here is the result of 2 half days of framing:

What material is your existing roof framing? Are those sistered 2x8's with 1x4 running laterally under the sheathing?

Close, the roof framing is 2x6s continuous from the ridge to the supporting wall with 1x4s on top
