My new "she shed" office

Purchased 12x16 shed from UPB in November. Started working on finishing out interior and adding power/AC over the last 3 weeks. Did all work ourselves (plus some help from FIL and a family friend that's an electrician).

Going to put a big TV on the accent wall centered to view through the open French doors so we can watch early fall away A&M football from the pool.

Home office and an occasional guest room (couch with queen size pullout).

I work from home when I'm not on the road, and wanted something outside the house to work from.

Might be the angle of the pictures, but I would not want to be your neighbor having to see that when in my backyard.

I know, I know buy more land and not an issue, but if you're in an HOA community, I'm surprised it was allowed.

Anyways, looks like you're putting it together well and will be a nice space to use. Enjoy!

Yes. I think this will be year 5 with it. Low maintenance, no complaints.

If anything we would have done a lighter color because the darker blue does really heat up the water in summertime. Last summer during string of 100+ heat days the water got above 90.

Shed itself was @12.5 (12x16, upgraded model, upgraded subfloor, wrap, underside insulation option, pre-wired (9 outlets 1 light switch).


MiniSplit was @2000 total (unit, wall bracket, wiring, piping cover kit, repair) and was probably the biggest learning experience. We self installed the unit but apparently there was a split in one of the copper lines at the connection point and it leaked refrigerant, so 600 was having someone come out and repair and recharge.

Flooring is LVP with a quality underlayment. Super easy installation I did on my own in like 4 hours. $3.29 sqft for planks (went commercial grade waterproof due to pool water concerns), $.79 sqft underlayment. (So about $850)


Running electric 140ft from panel to panel. Conduit was $19 per 10 feet. 6 gauge wire (x3) and 10 gauge was about $550. (So about $900 for electric work). We also added 2 new outlets and another light switch connected to 4 canned lights.

Did batt r13 Insulation. Looked at spray foam, but quotes (multiple) were 2.5-3x price of batt.

French doors were a solid value and upgrade.

Drywall/mudding/tape/sanding sucks and is not for the faint of heart.

We ended up spending a little over $100 sqft for the whole project.

I just got a quote for fiberglass pool, 18ish x 10. I nearly fainted.

This was May 2019 I believe.

We also looked at Sunshine pools in BCS for a comparable gunite pool, but it was 5-10k more for a slightly smaller pool.



Looking at their current specials (I don't see anything 10x18) but their smallest 21x10.5 is $37.7, so unsurprisingly it looks like inflation strikes again.

yeh our budget is less than $40k. And we don't have room for much, 20' long is about the max, and want a hot tub as well, though not required to be attached.

Almost door to door access to kitchen….

Not according to survey. Sits at least 20' from property line/fences.

Don't necessarily disagree, but nowhere else for it to go without infringing on easements or property lines.

I had to build a pretty substantial retaining wall/foundation due to slope of yard just to get it in that location.
