Looking to Buy about 50 acres to start a family camp

I am thinking ahead these days as I get older. Looking ahead I would like to buy some land and start a place I can give to my children in the future we can have as family land for shooting/light hunting camping and maybe even a nice ranch house one day. Where is the bast place to buy land value-wise? I know it is all high, but where would be the best place to get some value that would appreciate but is decent now. I am in BCs and it does not have to be right in the area.

All in for insight, suggestions and knowledge from owners and reals estate pros alike. I am not rich and thinking something modest like 50 acres with trees and terrain to it.

Would be perfect-but well out of the "value" proposition, lol. I figure I'll be looking for something in a more remote area, far less finished/nice and off the beaten path for sure. Thank you though-that would be a dream property for sure.

50 acres inside the golden triangle won't have much value but I agree centerville might be the best bet. You have the right idea in trees as it will make 50 acres feel much larger.

My only advice. Buy as much as you can. You won't regret it.

Might even go a bit more east. But more east you go the less valuable for deer hunting. East Texas is shoot if you see them and hunting seasons become suggestions.

If in college station, you can find still decent value in parts of Limestone County. Bremond/Kosse area in particular which should provide an easy commute.

I bought 29 acres outside centerville in 2020 for $5500 an acre - it's about $10-$12k an acre around there now

This land would be great for playing, hunting, camping and fishing. Not so much for building a big house. It is all floodplain with one area built up where the electric and storage building are. I am about to put some land up for sale that may fit your needs perfectly. About an hour and a half from BCS. If interested, reply and I will edit and put my cell number in for you to text me and I can provide the details. It is actually a 91 acre tract that I'm either going to divide into several smaller parcels or two parcels. Latter would be my preference. It is rural, being managed for wildlife and pine trees and is adjacent to family land and part of a current deer lease. Only reason I'm selling is I have an opportunity to buy more but need the funds from this to make it happen so I would still be a "neighbor".
