your morning drive would be somewhere in the range of an hour and 15 minutes. there is hardly enough traffic to mention.

your evening drive, assuming you left san marcos at six, would be closer to an hour and a half or longer, depending on wrecks. you'll be hitting i-35/1604 at peak hours, and traffic on 1604 between northwest military and i-10 is near nightmarish.

i had to do nearly that exact drive for about a month because of military duty in san marcos. it's not something i hope to do again.

at 6:30 taking 46 into new braunfels might be ok, though i'm sure the traffic is much worse than when i drove that in the late 90's. an old coworker drone from Greune to 1604/10 and i know that took her well over an hour. The commute on the way home doesn't sound appealing either.

It's a long commute that will only get longer over time due to growth in both areas as well as growth in-between.

Yes strong possiblility in 8-9 months...wife possible re loacating to medical center, I could be working in NB/SM She needs to be decently close to hospital, and we want something that offers large 1-3 acre lots.

We like Boerne, and I currently have a 50 min commute to work now in the greater houston area...just trying to see what the difference, pros/cons would be...

Open to other texags suggestions as well.

46 can be a pain with school traffic in the mornings. There just is nowhere to pass so if you get stuck behind someone you are in it for the long haul. Might actually be easier to go up 281 then cut across....

How would you guys compare Boerne to say somwhere up 281, like river crossing?

Also, what is commute like from 281/Bulverde in to UTHSCSA versus commute from Boerne to UTHSCSA?

Commuting from Spring Branch to UTHSCSA could possibly be worse than Boerne to San Marcos. Stone Oak to 1604/10 was minimum 45 minutes without dealing with 281 traffic. Even taking 46 to Boerne then down 10 is adding another 25-30 minute commute for her. Boerne would be a much better, a pain but easily manageable.

I like Spring Branch, grew up in that area, but if she needs to be close to the medical center that isn't going to happen even with no traffic.

Any other suggestions on where to look? Im ok with 45mins to an hour commute for me..(assuming traffic is moving) with the occasional longer commute with bad traffic..

So as of now, I would say Boerne...somewhere close to 46 is the best option for us....

Still open for more suggestions...thanks guys

With the 1-3 arce lot requirement i can't think of a place that would be short to the HSC and bearable for you, unless you are wanting to spend a couple of million. Time wise my neighborhood, Monte Vista/Olmos Park, would work for both but you aren't getting anywhere near that lot size.

Take 46 east to 281, 281 north to RR 473, RR 473 over to RR 32 then RR 32 to RR 12. Not as many lights nor as much traffic. Might want to get a big grill guard for the deer though.

I live right at 3351 and 46. I commute down to I10 / 410 area.

While I don’t make this commute, the follow is my guestimate. 3351/46 to 281 will be limited traffic in the morning other than school buses, occasional farmer. I think the only school zone is right at 281. The route mentioned by poster above sounds interesting to avoid 46 to NB.

46 from 281 to NB is more traffic, and then you have to take the loop (337) around NB to 35. The traffic right at 46/337 intersection had been pretty bad in the past due to construction, but it may be better now.

All total...I guess 1 hour to hour 15 as mentioned above. But, the stress factor will be very low compared to a 50min major freeway commute.

You can take Ralph Fair (3351) down into San Antonio. The traffic at 10/3351 can be bad times, but it's not chronic.

Traffic cutting across from 281/1604 is very bad heading towards 10 in the mornings.

From 3351 to medical center will take around 30 / 45 mins average, prob closer to 30 mins.

I think some people cut across from Bulverde (281/46) and take 3351 down to the medical center.

The big knock on the 281 corridor area has been the lights and lack of freeways connecting to 1604. This area that is being fixed now (interchange and something call super exists to eliminate light issue). So...the Bulverde area may be more of an option in the next year. The traffic issue commuting from that area would then bet 1604 across to I10. But, all issue fixed...no idea what that commute would be. (my guess is 45 to 1 hour fixed, maybe 1 hour above average until fixed).

OlSarge - not too hijack the OP but what's the commute like from 3351 and 46 to I10-410 USAAish area? We're looking at buying some land in that area and curious as to what to expect commute wise. Thanks -

I drive down to 410 Ingram (Alamo downs area). I leave at various times in the morning from 650 AM all the way to 8 AM. The traffic can really vary day to day including random wrecks (not that often) to unexplained heavy traffic, to unexplained very limited traffic. It takes me anywhere from 30 mins to 1 hour, avg. 45 mins to get to work and home. The summer months drop off significantly. I probably average 35 mins during the summer. Home traffic is mainly just getting past 1604. The traffic starts between Wuerzbac and Huebner until 1604 going home. There are occasional slowdowns past 1604, but not bad. I am sure it will only increase over time.

Coming in, the main traffic is Camp Bullis getting past Dezevala area. Once past Huebner area the traffic dies down significantly. I would guess your commute would be 30 – 45 mins, to 1hour with a wreck. What I can’t comment on is the time it takes to exit and get into the USAA campus. That may make the commute 45 mins average. Wrecks tend to happen between Camp Bullis and 1604. In the evenings, wrecks tend to happened around UTSA Blvd.

In general, the commute is not bad at all, not very stressful at all. Keep in mind; I am forever scared in perspective having moved here from Houston 5 years ago. Nothing compares to that except the issues with 281/1604 area.

It will be interesting to see what will happen to the 3351 commute in the next several years. The traffic will only increase. I expect, as usual, they will not fix the 3351/ I-10 Bridge until long past due. It’s a small bridge and already needs to expand. 3351 will end up 4 lanes somewhere in time. Plus, I wonder how many lights will end up on 3351 as the years go by. They put one up at Fair Oaks and 3351, how many more are to come (it was needed for safety due to the hill causing blind spots). My guess is 2 – 3 more lights in the next few years…once that happens I assume it may add 5-10 mins. It takes me 15 mins to drive up Ralph Fair to 1 mile short of 46.

The traffic coming home exiting 3351 can be backed up at times pretty bad. There are a lot of people that exit and do a u-turn to come back down I-10 on the service road to get to their home. The people turning left block the majority of people that turn right to go up Ralph Fair (very small right turn lane). I sometimes go down toward Leon Springs and take a back road back up to 3351. Additionally, in the morning I sometimes cut down to Leon Springs to get on 1-10 instead of waiting on the light at 3351/I-10. I may do this once a week.

Other than this, the annoyance with 3351 is the Sunday drivers that drive below the posted speed limit (often). It’s 55 most of the way, and then ups to 60 past Fair Oaks ranch. The cops love to give tickets through this corridor. Fair Oaks cops are horrible…I have been tickets twice in 5 years through by them. It’s clear they have nothing better to do than harass commuters and raise revenue.

I live on three acres and love it. It would be nice to be closer in to Boerne given our kids activities, but it’s great.

I-10 from seguin-ish area into riverwalk area daily. I-10 is a dream compared to 35. My 32 mile commute takes about 40 mins in the afternoons.
