Have a detached garage with a metal roof.

3/12 pitch and it has a couple little leaks. Can't locate them directly, but have a general idea.

Had the idea to get up there and hit every screw with some kind of sealant. Would it be better to replace all the screws and then put a dab of some kind of sealant over each?

Open to suggestions.

Are they screws for sure? If you can ID which are leaking, I'd probably replace those alone. The thing is that it's likely that the leak has rotted the screw holes and a new screw won't fix it unless you get a longer screw to reach good wood. You have to get the new washer to compress a little and seal.

Otherwise, caulking all of them is fine but time consuming. I've done both options on my livestock pens and barns. Mine used the old nails with lead washers.

Thanks Jason,

What caulking / sealant do you recommend?

The roof is white standing seam.

I'm the kind of guy that will replace and seal while I'm up there.

Standing seam with exposed fasteners?

Doesn't really matter, I Just want to understand in case I have a better idea. Otherwise, JP76 above nailed it. NP1 is your friend and it comes in an impressive color gamut, not that you need that. McCoys is where I buy it as that has been about the only place I can find it when I need it right now. If you can't source it, my other favorite is Geocel. You can get it in clear. Most of the roofing suppliers carry it, but ABC and SRS should have it. Beacon does not carry it I don't think. You can buy it at the other two, they are open to the public.

Standing seam roofs generally have hidden fasteners.

Sure it isn't an R panel or other ribbed panel?
