Hot water issue

Hot water flows fine in 2 bathtubs but trickles in the 2 bath sinks and the kitchen sink of my mom's house. Cold water flow fine everywhere.

This happened after the freeze. She was not home the night of the low temp but let all the faucets drip, cold and hot.

The pipes in the foundation could have sprung a leak. That happened in MIL's house. She had to hire a plumber becoming it was not something I could help,with. He capped off the hot water pipe and ran PEX three the walls and attic.

I had a similar issue a while back however mine wasn't after a freeze or anything. First I started noticing the floor was getting hot under the tile. I thought maybe it was just the way the sun was hitting the floor at first.

To see if it is a leak, make sure all faucets are not running and check to make sure water heater is not filling with water. Check outside meter to see if the dial is moving. If it is stationary, it shouldn't be a leak. If moving then you know there is a leak. A high water bill will also signal a leak.

To fix my leak they sent out someone with a device they put next to concrete to "hear" the water leaking to locate it. Then they sent the plumber in to jack up the foundation to repair the leak.


ETA: you could check the filters at the sink faucets to check if the freeze maybe unclogged some debris. The hoses to the sink could also be clogged.

Definitely check the faucet aerators for debris. Often can become clogged after water system is shut off, sits/drains, and then is put under pressure again.

I had a couple faucets do this at one time and it turned out to be debris in the lines. It was so big that it got caught before the faucet in both kitchen and bathroom sinks. It didn't even make it all the way to the aerators.

If cold is flowing at that faucet then it is likely not an aerator.
The faucet could have a filter in the supply lines that got clogged.
