I've been putting off a few projects while I've been waiting for lumber prices to come down, and I'm wondering what your recent experiences are. How is the price of lumber? I've heard it's down significantly, but that was from a wholesale standpoint. Has that price decrease hit the stores yet?

Just looked online at HD here in DFW. $3.58 for a 2x4.

My guess is that consumer demand for lumber on small projects will not stall out the retail price drops expected.
How long to wait for "good deals" is a crap shoot.
One might consider ideal weather to do an outdoor project as a better time to buy than ideal prices in such a case.

I don't think you are going to find much better pricing than now. Sheathing products (plywood, OSB, etc..) look to be up but dimensional lumber is back at pre-COVID pricing.
