F me. I finally got around to replacing the vacuum breaker on the hose bib that feeds the pool autofill. I'd been running a garden hose from another bib the last week.

Wife walks back into the bedroom and in the little jump hall b/w living room and bedroom the floor is flooded w/the water coming from under the baseboard.

F me.
Staff - take out the trash.

Seems like a lot of that weather related stuff happening in last two COVID years, not to mention the world's problems.

Once recovered from the shock & dismay, I hope you can see beyond the surprise money outlay all the opportunities fro upgrades during the repairs that follow. Some report rising from the ashes to build grand projects making them proud - one they never would have conceived if not forced to repair.
