Had a slow dripping kitchen sink while the bathrooms were fine. Finally pushed through whatever it was.

This is normal right…?

Not sure what to do about this yet or where it came from but I'm sure time will tell

Probably had an ice plug that scoured out whatever was in the pipe when it started to give. I wouldn't worry unless the water stays brown.

Water cleared up almost immediately after this so I'm sure all is well.

I'm about to walk around the house and check things out. I know I have one bathroom faucet that's plugged. Probably also have the outside spigot frozen just on the other side of the wall.

My water works, but the hot water doesn't work anywhere but my master bathroom. I can get water to come out of the spigot upstairs when I turn on the hot water, but it never gets hot. Maybe some sort of air lock?

Both outside spigot no water comes out, but I had insulated hose bibs on both. Odd.

I'd remove the aerators from each faucet and let them run to clear all the crap out. In the 21 freeze, all mine were clogged up from the rust and whatever that was broken free

BCS - like an idiot, didn't let anything drip last night. Just assumed we made it through Feb '21 with no issues and would be fine. Woke up early with very minimal stream and have had nothing since. Tried small heater up in attic and hair dryer on possible areas but nothing. Not looking forward to the next couple of days.

How old is your house/plumbing? If newer and you have PEX, you'll probably be fine.

A lot of our faucets froze in '21 with PEX. They survived just fine. That's one of its benefits; it's able to withstand the stress of the freeze better than PVC or other materials previously used.

Have cold water flow just fine. Hot water nonexistent. Tankless setup and controller shows standby mode. Picking up a meter key before I try to reset

2010 construction - all pex from what I can tell but a lot of it exposed in the attic.

I bet you'll be fine. When it all thaws out over the weekend, keep an eye on the PEX connections. Those are the areas that are most likely to become loose...if anything.

In B/CS. One outdoor spigot either leaks slightly or is just really hard to tighten. The kids play outside and never get it fully done. It didn't get fully shut off before the cover went on so it dripped all night. Water wouldn't flow so I used a hair dryer in it. It didn't appear to be helping so I came inside to heat water to pour on rags. By the time I got back outside, water was streaming! Turned it off, turned it back on, had a good flow, then shut it off really tight and put the cover on. Hope that works!

frozen pressure relief valve on water line from pump to house. Hitting it with a propane torch.

Same thing happened to me. I opened up my attic entry on the second floor, cranked up the heater upstairs and it fixed it.

Either that or because whatever was locked up cleared up since the temp hit 30 recently.

Was out of town when it hit so all exterior lines were frozen when I got home. Got the south side flowing again with heaters but the north side is still frozen solid. And looks like I lost a pool pump cause they didn't wire it into the freeze protection so it never ran. Main pump is still running great
- If you are going to do something stupid, be smart about it.

I put two halogen shop lights under my house - one aimed at the main supply riser and the other aimed at my PEX manifold. All my water has been running just fine, with the exception of my bathroom sink running slow for about 30 seconds because it's the last of the galvanized. Water was rusty until the flow was back to 100%.

First "hard" freeze in our new home. Thank goodness for spray foam insulation.

We hit -5 here in the panhandle. Our new home is pier and beam and the inside of the exterior concrete foundation was spray foamed. My well controls are in my shop bathroom with a small space heater to keep that all warm. Haven't frozen lines yet. Even with multiple exterior wall sinks and showers. All of our plumbing is run in our crawl space and during this cold snap it got to about 50 in the crawl space.

All three of my hose bibs froze in cypress. I had a bag cover and a hard shell styrofoam cover on all three.

Is it standard now for new construction to run all pex plumbing below the slab on a single story and stub up through the slab?

Don't know. My first house was built in 2005. Not pex. Current house built in 2013. Has pex. My assumption would be yours was plumbed with it.

My 2006 build had no PEX.
We just moved into a house built in 2013 and it is all PEX.

Since the early 2000's in BCS but some builder's were hesitant to switch from copper. The early systems I saw in new construction were usually manifolded and were a continuous loop for each run with no joints in the attic.

We have 2 manifolds in our place reputed in 08 I believe. Not a fan as the sink lines are a 3/8" Pex which is hard to find a fitting for.

I had something interesting happen and wondering if I should be concerned. One of my outdoor spigots has a backflow preventer on it, and this morning I noticed a little bit of ice under the spigot and the insulator bag I put on it was soaked. Did the backflow preventer save my pipe from bursting?

There is no water leaking and the flow from the spigot is normal.

I just unwrapped my backflow preventer, for pool autofill, to close screws. And I have a cracked bleeder valve. Is this something I can find at a box store or will I need to go to pool or irrigation supply?
