Are there any builders in here that could give me a very rough quote on building a detached garage? I've got some plans I could send over that are the basis for what we are thinking.

I'm not looking for a detailed estimate, just a ballpark so we can start planning financially. I don't know what to estimate on sq ft basis. Just a simple "$30-$40k range" is all I'm really looking for.

This would be in DFW for reference.

I'd be happy to pay for an hour or two of time.

Yes. But with no parameters of size, specifications, materials, location, etc. there's not much to say other than "more than you think"...

The good news is that wood pricing is finally dropping some the past week or so


92 5/8 Studs are down from $5.99 to $3.27

Osb has fell from $25 a sheet to $22

Having built a 4,000 sq ft shop last year. If you are looking for that kind of deal.

Mine was $48/sq ft.

Including:
Concrete, electrical panel ( I did my own lighting and electrical) a 10x10 bathroom (no shower) 14' sidewalls, 2 overhead doors and 2 man doors, plumbing my water well, and septic.

That is for a wood frame, metal sheet Building with a 5' concrete mow strip and a 50x30 concrete approach.

You've obviously never done house repair projects with my wife...

There's like 100 things that are in the 80-90% complete phase. Drives me nuts!

Are you trying to tell me that a 90% complete project isn't done!? That's where I call it on nearly all of my projects. If I'm feeling especially ambitious I may push it to 95%

As for the rough ballpark, I talked to a builder last year about some projects and was told $40-45k for a 22x20 detached garage, and $60-$65k to make it two story with just bare bones second floor I would plan on making a shop. These were eyeball off the cuff level numbers so don't pin your hopes and dreams to them.
