I've searched all over trying to find a ladder that will access a 12ft high ceiling. The one that the builder installed is a deathtrap needing a ladder to pull down a ladder isn't working.

Any ideas?

Why not add longer string or something like this:

Is reach only issue or is it just a bad ladder you want replaced?

I think I have something very similar to this. I bought 2 when I moved in as the old ones were wooden, original and falling apart.

They are great and much safer. Just remember to get paint that matches before installing...
