Friend of mine is buying a house, and the title commitment has an option for an endorsement for "survey discrepancies and any surface damage due to mineral extraction..." The cost is supposed to be between $150-$300. Is it worth getting? I read these things all the time, so I know what is generally in them, but I don't know if it's something worth spending the extra money on.

I was in the real estate business for 55 years. In my opinion, paying to waive the survey exception is never worth the expense unless the buyer is paying a very high price per square foot and he plans to build a very expensive building on it.

In a platted subdivision, it is a waste.

When buying rural acreage, it is a must have.

Agreed. Ive seen some serious issues on rural surveys. It gets real fun when you meet up with your neighbor to find that your surveys contain major differences.
