Howdy y'all,

Have a tenant, was on a lease. They've now gone month to month.

The lease had 30 day notice to evict (stupid me).

Now that they are month to month, can I evict with 3 days notice for nonpayment?

Can I do 3 days notice for any reason?

Edit: misread. Yes, 3 days notice for violating the lease.

Unless I'm misreading the situation, it's still 30 days if you choose to terminate the lease.

Even if it was a 5 year lease, it would be 3 day notification for violating the lease.
