Greater Tyler

  • Average / Median pricing is up 21.7% / 17.3% year over year
  • I recently listed a home here and got several calls and showings from out of state buyers. A past listing in Lindale is where an out of state buyer told me "how cute it is how much land and home we can buy here."

The MLS' don't post month over month but you can compare pricing and inventory against last months thread here. What market are you looking for? I didn't post Austin's from May because they took so long to post it.

What's causing this overheated market?
1) Low interest rates?
2) Covid pent-up Demand?
3) Out of state money?
4) Is July the same or slowing down?

Thanks

Also, lots of relocations from the HCOL coastal areas to Texas cause of perceived cheaper cost of living here. Also seeing it in Boise, Nashville, Bozeman, Dallas, Austin (especially Austin), etc.

Only thing I'd add is that monthly data for each market starts getting posted around the 10th of each month. College Station is usually posted first, then Tyler, then Houston, then DFW, then Austin.
