Interested in taking a look/running numbers. I'm one of the HomeVestors franchises in town. (We Buy Ugly Houses.) We also buy 'not ugly' houses if it makes sense. If it doesn't work for all parties...no worries at all. I also run 12 Realty, a flat fee listing brokerage. You mentioned you're willing to pay 3% to a buyer's agent. Our flat fee listing wouldn't be much more than that and it comes will full brokerage representation.

That's a good question, as a lot of that area is zoned R-NC, which will limit rental options to mostly just families.
