Trying to figure out the Houston market...

We've had our house in Katy on the market for 24 days. The first 10 days we had 6 showings but no offers. Since then, we had 2 scheduled showings that never came.

It's been radio silent.

We're a 4/3 in a good neighborhood that averages $112/ft. We're priced around $110/ft but are reducing the price tomorrow.

Anyone got any insight? This just a weird year?

I'd go with weird year. It does not help that so much oil jobs are near you. I'm just now getting multiple requests for pre-approvals. Three this week but almost none the 4 weeks before and I'm usually peeking in requests March-April.

Likely weird year. Family member finally sold their house in Houston after sitting on the market 100+ days. Finally the right motivated buyer came to see the property and loved it. Didn't have any action for weeks before that. The offer was within 5% of asking so they accepted no counter. Just wanted to be done.

We've been on the market since the end of February in Katy. It's been tough.

We're watching our place get picked over time after timeand nothing we can do about it.

It's totally inconsistent. We had our house for sale in Kingwood from March through the end of May. It was SO slow, realtor kept blaming it on covid. But over in League City where we're moving, it was fast as heck. Houses would be listed for a day & already under contract before we could even go look. It's just all over the place right now

Total opposite in Fort Worth. Our house went on the market on a Thursday. Had a dozen showings on the weekend and on Monday had three offers over asking. One was $15k over.

My MIL listed last week and had three showings over the weekend. She priced high to negotiate down and got a full price offer on Sunday afternoon.

Both houses under contract in under four days. Both buyers apparently from California. Happy about it because we are moving back to College Station!

I'm a Katy agent and most of my stuff has been flying off the shelves. The two homes on my street sold in a matter of days. Obviously, the market can vary drastically between Katy neighborhoods but the Katy market has mostly been a seller's market as of late. Katy can be very neighborhood and house dependent. Some houses in my hood go within a week. Others sit on the market for months. Largely correlated to how updated the house is.

We offered on a house Friday in Grand Praire/Irving just hours after it came onto the market. Sunday listing agent got back and said in 2 days they've received over 20 offers. Market is wild here. A few weeks ago we had the same situation where we offered well above asking the first day it was on the market and did not get it.

Looking at one tomorrow that looks promising. Hopefully 3rd times the charm but I can't get my hopes up only to be crushed again.

I see the difference as mother ****ing Californians here in DFW

Weird market. Two houses have been for sale in a large lot neighborhood between Richmond and Fulshear for months, another one comes on the market and is under contract for 800K in less than 3 weeks.

All lots are about 2-3 acs, similar comps. Just found the right person at the right time i think.

Other houses we've been looking at are in Fort Worth though.

Crazy to read that it's slow over there. Houses are flying right now over here around $220/sq ft except for the ones that were last updated when Reagan was in office or that were obviously done by someone who had no clue what they were doing.

We've got a Johnny Cash One Piece at a Time house in the neighborhood that was remodeled with leftovers and small lots of tile. Think 3 types of cabinets and two types of flooring in the kitchen, it's pretty bad.

Executed contract on one that I think I like more than any we've offered on before.

There have been a few "incidents" in that neighborhood that may affect selling and home values to be honest.

There are also comparable neighborhoods available that folks might like. Who is your realtor?

Tim Brouillette with Keller Williams family friend of ours.

What "incidents"? This is a quiet neighborhood hell there's a security truck that passes my house every other hour. Kids always playing out front etc..

Didn't see anything for the child porn, the shooting I found in February was the northern section of our neighborhood. North of 1093 and different school district.

Honestly I've never heard anything about any of that. The most excitement we've had is the new HEB opening up.
