Ive never refinanced before, I think im at 4.25 right now so im tempted.

Do they typically just roll the loan origination costs into the new loan? Ballpark cost? 3-5K?

It is your option to roll in closing costs. Mine are 4000-4500 depending on variables

You can find no fee refinance loans but you pay for it by having a higher interest rate (though this may be the better way to go).

From an origination fee standpoint, I'd do some research and make sure you understand the full cost of the loan (Impact on APR). I've seen $1.5k origination fees that are better deals than no fee or $500 origination fees. Also understand other closing fees required.

Thanks. Seems like a really good opportunity to refi a 30 year into a 15 year with these rates. Will have to run the numbers, but Im hoping rates will stay low until August when my son goes from private Lutheran Pre-K to Kindergarten to free up more disposable income. Will still probably be lower than they were when I closed in 2014, though.

Current Mortgage is 3.875% - def gonna be looking into refinancing

Primary mortgage is at 3.75% 30 year (28 year remaining), going to refi new 30 year.

Rental is at 3.5% 30 year (22 year remaining), considering refi new 15 year.

Man, that's a pretty sounding number. It's just hard to justify tying up another $350/month or so in non-liquid assets.

Not really. I've refinanced 4 times, but at 3.875, I'd rather put money into 529 plans and cash I can spend instead of brick and mortar that I can't enjoy more than I already do, and still have to pay taxes on. Paying off a house early is not a no-brainer at all.

Rates reflect future anticipations of fed rate and MBS market. Except for unanticipated events like COVID-19. Unless you think another virus or war is inbound, no reason to wait.

Im in the process of building, how far out from completion can i lock my rate in? Im using usaa and was estimated 3.75 on a 30yr back in January before all this happened.

I think it's 60 days. That's how it is with my lender, might be different per lender. You'll definitely get something better than 3.75 now.

What's the going rate for 30 year fixed refi? Excellent credit , ratios etc , non jumbo

Neighbor just closed Friday at 3% on a 30 yr. I was quoted 2.75% on a 15 yr refi

Whelp, eating this one. If I could get significantly under 3% on a 30 year, I'd do it. Throw in some cash and lower my payment significantly prepping for renting later on, too?
