Property is in Montgomery County.

I spoke to Capital Farm Credit, and was told the land value was too high for them to cover. They only work with lot values up to 170K since this was just under 5 acres.

Left a voicemail with Prosperity Bank and got tired if waiting with First Financial Montgomery County. Who else could I reach out to?

Try Citizens State Bank. Used them for some clients buying land and a single-wide in Iola after being told no by Capital Farm Credit and Prosperity. Rates were great and we were impressed with how quickly they got us closed. Not 100% sure if they can help but it might be worth the call.

depending on what you're doing with the land I could get you a good rate on private money.

We used Prosperity for just under 6 acres in Brazos County.
