So I will be making my first house purchase in December, I will be buying my parents house in Hockley and I am looking for recommendations on who I should use/research to get a Mortgage from.

There are several mortgage guys on here, they are all good.

I've done two deals with Steve Bott and both went nice and smooth. He's one of the regular posters here.

Just get quotes from a couple lenders and you'll be good to go.

I disagree..they often have the best rates..especially with a strong relationship.

I just closed 2 jumbo loans (primary and 2nd home) both at 2.5 % on a 10/1...damn near free money

I've closed twice with Chase on time with no issues. Same with Wells Fargo, for that matter.

Any Ag on this board will do you right. I went with Bott just because we established a relationship early in the process and I didn't want to shop and repeat my situation.

Here's my take. If you are doing a conventional loan, you are a good applicant, and don't have a tight close, the big banks are going to give you the best rate. If you are anything outside of that, go see what the smaller outfits have to say.

But yeah most of everyone here has kept the same job for 2 years, has qualifying income, good credit, and are going to put down a good down payment, and you're buying an easy to appraise home. Go let the big companies use their economies of scale.

I can beat big banks 95% of the time in conventional 30 years. 15s and jumbos different story simply due the specific characteristics of the loan products. And I can give twice the better service on any loan product.

Big banks will typically throw the conventional loan clients into a vast pool of loans and yours can easily get lost in the bowels of a big bank.

If you have a personal contact with the banker that helps tremendously but most folks don't

How many readers of the thread had a big bank rep take or initiate a personal call at night? On weekends? I do both. Just finished an application tonight at 7-8. On a Friday.

WF started my mortgage process after hours and customer service was spot on, even after hours, until I was locked in....and then customer service went to crap and I requested a new contact. Long story shorter, I ended up with the mortgage manager being my contact, who was also hard to get a hold of. Closing almost didn't happen on time thanks to WF and I had little to no communication when I needed it most.

I'm glad I found this thread today. I will utilize TA resources for my next home deal, which is within 6 months.
