My credit union has been flucuating between 2.875% to 3.125% on a 15 year conventional with no points for the last month or so.

The rate is good but there looks like there is a 1% loan origination fee and a total of 8k in closing costs

Looks like the fed is going to cut again and maybe a couple more cuts leading into the 1quarter of 2020. I'll probably target Jan or feb to look again at a refi

And just like that, my initial rate of 3.6% after all the initial research is now at 4.1% after going through the paperwork process and cleared to approve.

What an insane week. And that article is making it sound like it's going to keep going up...

Term
Loan program
Credit score
Down payment
Points with rate
Loan size
Escrow account
Type of home

And most importantly DAY OF OFFER

Rates have shot up in the last week. Been brutal. If you want to follow market movement watch 10 year federal treasury bonds

bumping. Hopefully you got what you needed. I'm closing mid December and locked in 3.99%. Going to buy a point to drop to 3.75% to where break-even is 41 months at this point. We found our forever home, plus it's a place where the parents can live should they need assistance as they are older.

I locked about 10 days ago for a 15 yr refi, no points, no origination, minimal closing cost at 3.125% (apr 3.176%). Time will tell if I chose the right time to refi. Coming from a 30 yr @4.25
