We are planning on adding a master suite on to our home in about 2 to 3 years. Bought a home that was a little small but fell in love with the neighborhood and the beautiful acre lot with great trees. Anyway, has anyone ever added a master suite onto their home? If so, what was the square footage of the addition and what was the end cost if it's not too personal to ask. I do have PM available as well if you don't want to say publicly.

In the process now, adding 700 square feet in central Austin will be all in at about 250k with a small pool.

I thought it would be around 150, but we got bids from 10 builders and this one was right in the middle

Well...we def don't want a pool. That would be way more than we can afford....I mean you could just buy a new house for that.

Keep it on the ground floor, we have to go up and it's a whole lot more that way.

Also get an architect involved. There's a huge difference in the end result with vs. without one.

We a re e actually looking for architects now so we can get a design we like and then get bids. We were hoping to keep things under 100k.

We did a family room and large screened porch addition and it was about the same as above. That included redoing our kitchen, all the floors downstairs and some other smaller stuff.

We used an architect and kept it single floor.

The major drivers of cost on a one story addition will be the labor supply in you area, electrical work and moving or creating water supply. Central Austin will cost more per square foot than say outer Cedar Park.

The pool cost for ours is ~35k

It would be likely cost the same to tear ours down and rebuild but we live in a 1931 Craftsman so the city wouldn't like that and we love the history of our place. The price per square foot in our area retail is about $350-$400 so we should still end up net positive on equity.
