R22 refrigerant is banned in 2020. Landlords need to prepare.

We have a large rental portfolio (250 units with another 57 under contract) and were just told about this.

We will be stocking up on R22 before summer hits and putting a plan in place to replace older a/c units.

This could create opportunities to pick up more units from older landlords as the cap ex might be to high for them to overcome.

Be mindful of this with your property evals and offers too.

So R22 will be illegal to manufacture on 1/1/2020, but you can reuse R22 from recaptured systems until 1/1/2030. So yes in 12 months it will become way way more scarce, but not completely outlawed.

You're an enterprising businessman. Figure out how much R22 you use each year when repairing leaking systems across your portfolio, and estimate how long you'll need R22 on each system before having to replace that system.

Now go buy 2x that amount of R22 today. Keep your reserves, and sell off your excess to pay down the cost of replacing AC units.

Every day landlords are realizing just how boned they are. So every day counts.

As a side note, R22 requires climate controlled storage and is labelled as a HazMat, but what u-haul self storage doesn't know won't hurt em. (Don't do this)

We have a portfolio of 400. Majority in norther VA and D.C. Metro area.

Last year we replaced a bunch of units. The cost of r22 last summer in VA ranged from $125-$300/lb. A lot of the Hvac Cos wouldn't even touch the r22 systems and just said "replace it". Cant wait until this summer.

What's the wholesale cost? Like $30-40/lb? Should have gotten my EPA license to buy the stuff.

Definitely stock up if you can.

I got EPA certified by taking ONE Saturday class at a technical college. They gave a multiple choice test at the end and that was it. It's been a while since I did that, but I doubt it's changed much.

To sum up the course in one sentence - Don't vent refrigerants to the atmosphere, and fix leaks.

FWIW, the current price is in the $10-$15/lb range.

Just reiterating what Ribeye says below, that exam looks super easy. Online exam offered at Epatest.com for $25 bucks.

You don't even have to take it. If you're the employer of the technician that is EPA Certified, you can buy refrigerant on their behalf.

So if you can't even be bothered to spend a saturday at a college to pass the exam, you can tell one of your employees you're paying them a few hundred bucks to go get certified.

You can buy R22 online if you make a statement that you won't let it be used by a non licensed person.
