Sign one lease, not three. Treat everyone as one entity.

  • your tenants can discriminate, you can't.
  • if one up and leaves, they are responsible for finding a replacement (if desired).
  • no fighting over who damaged the common areas, they are all responsible and can figure it out among themselves.

Considering Barracks is currently asking owners to offer two months free I would sign those individual leases, offer an incentive to them to find a third and market myself for a third. I would hang on to those tenants for dear life.
