Sign one lease, not three. Treat everyone as one entity.

your tenants can discriminate, you can't.
if one up and leaves, they are responsible for finding a replacement (if desired).
no fighting over who damaged the common areas, they are all responsible and can figure it out among themselves.

Considering Barracks is currently asking owners to offer two months free I would sign those individual leases, offer an incentive to them to find a third and market myself for a third. I would hang on to those tenants for dear life.

How is the leasing market at the barracks holding up?
