Hello Everyone,
I am looking to make an investment in a house with 20-30% down in the Dallas

area. Does anyone know what the going interest rate for a loan for an investment property

will be?

Love to a shot to earn your business when/if you find something to buy. Based on today's rates/term, subject to change, would be 5.125-5.25% with or without an escrow account and no points.

The other wrinkle we do a lot of is 15% down on investment properties. We structure this as a 75% first lien with 10% second lien (that we portfolio for very qualified borrowers). Due to a quirk in pricing this works out to be better then the 20% (although not quite as good as 25% down) on a investment property while allowing you to keep a bit more liquidity.

And mazag08, rates are up in general .250% to .375% over the last week or so.

Non-owner occupied 2-4 Unit are a bit more expensive to finance. First, you do have to put 25% down if you want to do a conventional loan (which has by far the best rates/terms) So, you would be looking at 5.5%-5.625% with no points, a .250% lower if you wanted to pay a point.
