I would leverage debt so I'd at least break up the funds by two if not four deals.

It all depends on your age. If getting close to retirement, I would find something that pays 3 to 3.5 % interest.

Hard money/private lending. 2% origination and 12% interest only. Borrower has a 6 month term with two options to extend for 3 months each option at the cost of 1% per option extension. (So typically the loans turn over relatively quickly and you deploy your funds into the next one and get that 2% origination again).

This is what I do through my company; Texas Investor Financing. I can and do invest other people's money although I don't have a formal 'fund.' Most of the time I put the other investor on the loan docs with me as the lender. If this might be of interest...let me know.
