We need some help. My partners and I own three commercial buildings with a mixed tenant base of retail and office totaling 11 units and around 30,000 square feet. The monthly financial management is getting a little too difficult for simple excel and QB. We contacted Appfolio but apparently our units managed is not big enough. Can anyone recommend a good commercial real estate management software service?

MRI is the standard for most commercial management firms.

Karden is much easier to navigate for budgeting/reforecast/CAM Recs, but not sure about how it operates on the daily/monthly reporting.

Which do you prefer for smaller portfolio in growth stage?

MRI can do it all, it may be cost prohibitive though

I'd also look at Yardi.

We use Resman for our multifamily, and it is very cost effective. Costs about $1.50-$1.75/door. You will have some frontend expenses for setup and implementation, but by far best bang for the buck in the industry.
