A friend recently demolished an old house and is selling a lot and a half for $17,000 in town. My thought is to build a duplex for extra income and retirement. Would it be better to build two small houses or a duplex? Pros and cons?

What town?

You need to know if the town has zoning If yes, then are duplexes allowed in the same zoning as single family homes? Lots of places have duplexes under multifamily zonings.
