I'm a mortgage guy in Round Rock. 70% of my business is outside centex. The real issue is what he is willing to negotiate upfront on mortgage incentives with the builder if any. Most builders have a financial relationship with their preferred lender.
So they offer a credit if some sort to close inhouse vs using and external lender. Sometimes I can get past that and sometimes not.
