I know some of you on here are providers of investment financing. We have used Wells in the past and are moving on from them. What kind of rates for a 30 year fixed 25% down loan are out there right now? Credit scores mid 700s. This would be for a SFR purchase.

Typically rates are .375% higher then owner occupied on an investment property, .625% with 20% down without any points. You can also put down as little as 15% with a rate in between on the first 75% lien.

Today, assuming good credit and 25% down you would be looking at 4.5%.
