How long do you want to ignore this user?

The listing agreement has a clause for 90 days after the agreement ends and if the house sells during the 90 days, then the current listing broker gets paid the listing fee. If we do not sell after the final day of contract and sign with a new broker, does the new broker effectively eliminate that clause or does the current listing broker have to "agree" to remove the clause?

Thanks, guess I didnt read far enough.

For a little different question, if we have 0 showings during the listing period, would there be grounds to eliminate that 90 days if we didnt list with another brokerage? It seems the 90 day would be to capture the people going through during the final week of contract and then putting in an offer.

The protection period is there to protect the agent from the home seller negotiating a deal with a buyer on the side. Seller lets the listing expire and sells to the buyer brought during the active listing.
