Just looked up that house and it was built in 2005, and it's in the hood. WTF?

probably a "gypsy" house that's designed to look fancy but is made from asbestos and Chinese newspapers.

We have a few of these scattered around the Houston area...usually on really busy intersections where the land is cheap.

That's my guess, given the 2005 build date, location and description. No pictures either. There's no reason for a place that new to need all new wiring and windows, while at the same time being a fixer upper. It has got to be a colossal POS.

Contractors around here did this all the time to their own places.

I don't get it, but whatever. It's a very San Antonio thing. They have family in the neighborhood and don't want to leave... even though the school district is a total **** show.

I was wondering how long it would take for these types of listings to start popping up. The last time this area flooded, houses in various stages of deconstruction were offered for sale, but I didn't see any in conditions this bad.

The sad thing is the number of unsuspecting renters who have rented one of these properties only to lose everything and be homeless when they flood. I think some of these houses have flooded 3+ times in the last five years.

How are they even able to obtain flood insurance at that point? Can't the feds stop subsidizing it for locations like these unless the house is raised or razed and a new structure built however many feet above BFE?

That's a question I asked recently, and it seems that after two or more claims of $1000 or more in a 10 year period, a status called "repetitive loss property" kicks in. I'm not sure these properties can even get flood insurance - which is why they are priced so cheap (the two properties above are valued at $111k-$115k, which was obviously pre-flood). Many of the homes in this 'hood are owned outright by investors. But that first one is a foreclosure, which means it has/had a mortgage (and the bank would likely require flood insurance), so I really don't know.

There has been talk of the Feds buying out this entire area and demolishing the homes, but I guess there are some holdouts (if you look on Google Maps, there are quite a few empty lots in that area, though).

Nobody in their right mind would rebuild these homes after getting three floods in the last couple years.

These homes aren't worth elevating either, unless they have a FEMA grant.

That being said, as long as the cost to renovate is less than half of the "pre-flood" value of the home, they can remodel the home without raising it. That's pretty subjective of course.

if it's in the flood zone, the bank will be paying flood insurance and hazard insurance.

It's in that same neighborhood, two streets south of Kentwood. It was originally listed about a year ago at $260/sq ft (almost $400k).

Looks like people were smart enough not to fall for that swindle. $225k is still probably way too high when comps are mold-ridden foreclosures

It's tough to get a buyback to happen. There are some houses around here that flooded in the biblical 2015 floods (25" of rain), Matthew last year and Irma. People tried but it's nowhere near approved yet.

Ninja edit: local news just said something about 3 dozen lawsuits being filed because of it from people in some neighborhood in North Charleston.

Downtown the Board of Architecture also interferes with people raising houses above BFE, which also makes no sense whatsoever. It's purely about appearances for them.

Where are builders coming up with some of these floorplans? I thought that place was straight out of 1995 until I saw the year built note.

The listing says right there, "columns do not convey!"

2000s Texas Mediterranean McMansions... I almost miss seeing those things sometimes. This one looks like they blew their budget on tray ceilings and had nothing left for fixtures, better tile or granite, cabinet door above the fridge hole, or any other finishing materials besides acres of drywall. The column budget was gone too.

Here is this listing for $500K. It does have a gym and dance room. Along with laminate countertops and 5 lovely stock photos of wildlife that you will not see on the property. It comes equipped with His and Hers garages (that's a thing?). It has a 1 acre lot (that is mostly unusable due to terrain). But that's not all... it also has been "upgraded" to maintenance free siding!
