I looked at that house years ago. Loved it but needed work which they have done!! That top building in the photo was a racquetball court.

There are a couple of those type of communities in that general area. Very nice, but they're getting quickly encroached on by master planned production home type neighborhoods. I was born and raised (and currently reside) in Katy, but travel the entire city for work. The only thing that sucks about the Katy area, especially out on that far west side, is that they're slim on mature trees and it's so flat you can watch your dog run away for 4 days.
If I didn't want to be close to family and some of the ties I have in the Katy area, we'd move to the north side of town in a heartbeat.

One other community I've been in that might fit the bill is Rolling Oaks (Kickerillo community) at 723 and 1093. Nice and secluded. Several homesites at 1+ acres.

You might still think they're both ugly, but it's in the eye of the beholder. The Robie house is considered pretty high up their in architectural beauty.

You know this conversation is interesting. I think Frank Lloyd Wright's success has defeated him here.

Both the house on HAR and the Robie house do look like schools. I'm sure a generation of architects grew up emulating Frank Lloyd Wright's designs and it just trickled down into school districts with new school buildings. Now its so widespread the next generation goes, 'Huh - whats the deal? This is a school.' Without any respect to history or why schools decided to look that way.

Not to derail this thread but t-shirt fandom is so bizarre to me. I mean I get it if you have a familial connection like your family are all Aggies but you went to West Point or something or maybe you signed with A&M but got drafted and played MLB and never went to college. I even somewhat understand people who never sniffed college rooting for the flagship program in your state as a matter of state pride.

But going to one college and being die-hard for another is bizarre to me. It's especially prevalent in Louisiana where I've seen University of New Orleans grads be die-hard L$U a-holes. Another was a bunch of guys who were Tekes at LaTech who had their reunions at L$U games and not when they played LaTech.

No. I looked him up on MCAD. He's a doctor and runs an entire doctor office/complex. Neighbors say he's had that thing up for sale ever since he built it and it's been in continual upgrades the whole time. Not sure what to make of that, other than he thinks he'll eventually find someone to pay top dollar for it and he'll make a few million more in profit.

It's not just Louisiana. It's lots of states. I know guys that played at Tulsa that wear Boomer Sooner year any chance they get. People love the big winner in their state.

An acre of land goes for $3 million in that area?

To me they built a Memorial Villages type home in the middle of Bellaire in the middle of a block. If people are gonna drop $3.5 million on a home that's not the location they want.

I don't think that home is still hanging around if it's in Memorial.

Lot value is probably 2 million.

It's a niche house for sure. Doesn't mean it's a lot value sale.

The builder (Bentley) that builds almost all of the houses on those 3 streets sells the half acre lots for closer to 1.2. There is a huge premium on Pine and Braeburn. $2m seems reasonable for that lot but someone would pay a bit more. I know its not going to actually sell for lot value but they are going to lose their ass on that house with the amount of detail they put into it.

To me, that's a location issue. If I had $3.5 million to drop on a house, that is NOT where I would want to buy. It's the white elephant on that street... almost. On the next block over there is a house on FOUR lots.

The houses behind it are on tiny lots.

They overbuilt for the neighborhood. It isn't that the house is ugly. However, I can understand that it may not appeal to your average homebuyer.

It's at the edge of the neighborhood, which is why you see the smaller lots on one side.

Half acre lots are standard, so this is a double lot. Not that unusual.

I think when you build a house like this, it's for the owners. Most people (should) realize that they're not going to get their money out.
