If you're interested in the northern burbs, Bender's Landing. Just make sure you avoid the section that flooded.

In The Woodlands, you could find that in 77380, but it may need updating/be very taste-specific.

BTW - if you need a realtor my cousin Brenda is getting her RE license. She's also a hair dresser but the government with all its restrictions are hurting her income so she's branching out. She might be a little green but she's got great big knockers and low self esteem so you might enjoy her company. IYKWIM

Plus, it's just real estate so as long as you have a connection to the Interwebs you just need an agent to get through the front door and even Brenda can do that.

yeah Fulshear has been known to refer to itself as a Polo Capitol (of Texas?) for a long time. There are homes out here with their own polo fields.

I read "incredible Bayou views" in the description and immediately thought "yep, and the bayou comes into view in your kitchen when it rains hard enough".

High Meadow Ranch is easy access to 249 but it's Magnolia and the schools suck.

A lot that big in the Villages that doesn't flood is worth around $1.5MM...so no you;re not going to get anything reasonably updated for 2MM or under. One exception would be in one of the random 77063 spots.

That Memorial Pt home above gives me anxiety just looking at the photos. That giant brand new bulkhead and the way the bayou appears to flow directly into the home. No way in hell I'd buy that. If I was the realtor I would take out that last photo - looks ominous as F!

Besides the obvious flooding that everyone has mentioned, if I was doing Memorial it would be west of Bunker Hill to be zoned to Memorial Middle. The gap b/t MM and Spring Branch Middle appears to be large, at least based on rankings.

Bellaire is a decent option as well. You can definitely find a 1/2 acre under $2m. The acre lots are few and far between, especially with a decent house, elevated, and under $2m.

I actually bet they would take $2m for this house. Its one of the ugliest houses in the neighborhood, but it's got a lot of sq ft and an acre lot. I doubt they end up getting much more than lot value.
