Hello,

My wife and I are considering a move but are having difficulty with finding a good compromise location. Currently, we live in the east side of Spring off of 99. Our main issue is that I work in The Woodlands while she works downtown. My commute is fine while hers is terrible. We're trying to find something that would make our commutes as reasonable as possible but everything in the middle appears to be terrible neighborhoods.

We could probably go into the 5-600k range. No kids (yet) but we do have two dogs so we'd like at least a little bit of yard for them to enjoy.

Any suggestions? (Preemptive) We already live in the Houston area so moving to El Paso seems like a bit much.

I'd think the only other option would be something like the heights or oak forest. You'll be a lot further but will have a reverse commute to help offset the distance.

Garden Oaks, Independence Heights, Oak Forest, Timbergrove.

I live in indendence heights north of 6-10 @ yale, used to work in the woodlands, commute was around 40-50 mins. I now work downtown, commute is about 15-20 mins.

Have a great realtor recommendation if you're looking.

Do you have kids or are good school districts a must?

Townhome style - i'd go with Heights
Ranch style - Oak Forest or Timbergrove

Perhaps the Fall Creek or south of Humble area.

59 into downtown, I don't think is as horrible as 45 or 10.

Happy wife, happy life. Like others have said,

  • The Heights
  • Oak Forest
  • Timbergrove
  • If you are game for a gentrifying neighborhood with some potential future upside, Independence Heights

We just bought a house in Oak Forest, so I'd be happy to share my thoughts on that area.

Happy to give you up to 2% back at closing on your purchase. Feel free to hit me up if you're interested.

Thanks for the all quick responses.

Sounds like:

  • The Heights,
  • Oak Forest
  • Timbergrove
  • Independence Heights
  • Garden Oaks

Fall Creek looks interesting as well for a bit of a different location. Anything I'm missing?

Heights may have an issue with sufficient yard for the dogs I'm assuming? Most of what I've seen there are the three story townhomes with no yards.

Check out the Shepherd Park neighborhood just north of Garden Oaks. It's a great neighborhood with good sized lots.

Job change for one of you? Those logistics won't get any better if kids are in the plans.

Sounds like the area around Crosstimbers and I-45 would be a perfect compromise.

are you the breadwinner? Can you pay for private school in the core of Houston when kids are in the picture?

These are more important questions than asking where you should live for convenience.

We make around the same money, although I should have more upward mobility opportunities in the future. That doesn't mean I'd have to stay at the same company, though. I just got a promotion so I should probably stay for awhile to solidify the new job title on my resume but I could definitely move in the future.

Check out shepherd forest. If you stick to the streets furthest away from the loop, the road noise is barely noticeable when you're outside. Schools are zoned either to Garden oaks or Oak forest, so you're good through elementary school. Prices haven't hit OF levels but you get the dirt and the neighborhood to match. Lot of new retail / restaurants coming in the area

Edit to say I've lived there for 3 years.

Yep. For 500-600 you can get a nice 2/1, 1200SF bungalow. And you can look forward to dropping 25K a year on private school when you have kids.

I live in The Heights (near 45), and I have an office on the Waterway in The Woodlands. Takes me ~ 30 minutes both ways. If you want something with a yard at that price point, Sunset Heights is a good option.

I live in Timbergrove and it checks some of your boxes but we don't need any more of your kind around these parts. Not because you don't seem like a nice Ag but because I don't like how crowded Hughie's is becoming on Thursday nights.

It's about to be a lot more crowded with the sea of townhouses that are getting built or are about to be built nearby.

Garden Oaks/Oak Forest or Timbergrove...not much further to downtown than heights for her but closer to Woodlands for you and still "in town". You can get way more house for $500-600k than you could in Heights...and it won't be an old bungalow from the 1920's that is falling apart and has a tiny yard. Fewer flaming anti-American liberals as well.

Just wait until all the old warehouses like Goodman get torn down for a sea of 5 story apartments.

I like to set over/under's on how many (a) crackhead prostitutes and (b) dope dealing felons I am going to see on the short stretch of N. Main between 610 and Crosstimbers. Just the other evening I saw a crackhead prostitute wearing a fishnet top, exposing her long and coney NatGeo t*tties. Great spot to move to, especially if starting a family and coming from the Woodlands.

That area has a LONG way to go. But prob slightly better than buying in 5th Ward.

I mean, when you have a Whole Foods 365 just down the street on the north side of 610, I wouldn't say its got a LONG way to go, I'd say the gentrification is snowballing. Its pretty much the exact plot from The Villas at Kenny's House....

These three are pending right now in the $350,000 range

Any idea if they're going close to listing price?

All kidding from earlier aside, me and the wife (currently in Oak Forest...no kids yet) have pondered the idea of trying to time it right over there and buy a 3-5 year home, but every time I actually drive through that neighborhood, I am just blown away by how bad it is. Several more years of crack deals, loitering by hardened criminal thugs at the convenience stores and along streets, and violent crime taking place just a few blocks away if you move there. Not sure that Whole Foods 365 is even doing well or will make it another few years.

I hope it does, would be awesome to see that area improve. But to move in right now is hardcore urban pioneering and you're basically moving into the heart of 5th Ward or Acres Homes for all intents and purposes. You're just closer to some neighborhoods that aren't hellish 3rd World conditions.

To anyone questioning this...go drive North Main or any of the side streets on any given evening. Play "count the crackheads and criminals".

LOL, to hell with that. I'll take a 3300 SQ foot house on an acre lot outside of Houston for the same money.

Who goes on wine night? Tuesday and Wednesday are where you get the best value on beer.

Edit: I see above it's curry night. I did have the chicken curry soup last week at lunch and it's tasty but I like their spicy ramen (I think on Tuesdays) more.

I'm in Garden Oaks and it is a money commute to downtown and easy to jump on 45 to get north to the Woodlands. And BIG lots.

My neighbor is in real estate (mostly investing) and has word that the Whole Foods 365 will convert to a full-on Whole Foods soon. That will drive more business for sure.

There are a couple of warehouse spaces and lots on Yale that I hope someone takes a chance on. The issue is the slum behind them and that sheet-hole C-store. Kind of ruins the prospects for something like a beer garden with outside seating when you see the foot traffic around there now.

Nice...if you use your imagination when driving through, it could be a very charming area with a lot of potential. If I was single, I'd be way more likely to go for it. Drove around the area on my way home yesterday and there are some cool looking little homes popping up here and there...some of them are pushing $240psf though which blows my mind.

It's just sketchy AF and hard to tell from the worst parts of 5th Ward (the closer you get to N Main) but if you have the stomach for it, prob a good investment in the coming years.

I do wish they hadn't build that gigantic Section 8 housing complex though. Even if the area completely turns, you'll have that there for at least 15-20 years.

Whoever lives in this home is insane though and I can see why they are bailing after living there not even a year. It is right across N Main from the barred up convenience store and third world encampments and all day and night you have a crowd of thugs sitting there looking through the see-thru door to your garage peeping your fancy cars and possessions. With how many locals were out and about yesterday, it gave vibes of Haiti or war-torn Mogadishu. Go check it out one evening...
