Another strong month, especially in the luxury market. Not sure where are these rich buyers are coming from, but I won't complain.

Inventory levels keep rising but it hasn't had much of an effect so far.

I was a bit surprised that lease traffic was up so much. It's been slow ITL because of the increased competition from the glut of luxury apartments. Probably more to do with the rest of the city.

I'm in 030....low inventory, big-time, in the west half.
DOM...move pretty fast.

I'm following 019, 098 and 006 THs...builders not sitting on lots anymore, dozens going up, 2017 completion.
Kind of frustrating as TH inventory goes up...right along with price. Seems like $899 is the new $799 and so on.
Major labor shortages in all construction to boot.

If I decide single family, think I'm stuck Bellaire/WU. Just diddly-squat in 019, 098 and 006.
Been there, done that...meh.

Yes...staying ITL if we can...but also possibly 024, 055, and 079. 009 currently.
