How am I supposed to pick a realtor?

How long do you want to ignore this user?
Looking to sell home by summer of 2017. I see for sale signs around my area. When I look up the realtor, their main office is really far away (20+ miles), like Sugar Land or Woodlands. I kind of find it difficult that the realtor would drive all the way from there to do house showing and all that.

Second question. Can I go see a house without my own realtor, and then find a realtor later to help me? As in, I see a house I lilke. I call up the listing agent. Go see the house. Then if I like it, I bring in my own realtor.

Do I even need my own realtor?

There is really no way out of paying them, so embrace it and make them drive you around.

Ask the tine board who we recommend and pick from those 200-300 responses.

And remember you're not a real Ag unless you hire a fellow Ag realtor.

Find a guy who tweets at and stalks football recruits into bathrooms.
That's the only way to know they are serious about closing deals.

Yah, you pay him a commission for letting you show him a house. That's how it works.

pick one that saves you money.. I do 1% full service listing (vs the normal 3% agents charge) and on buying side I give 1.5% of the sales price back to the buyer at closing.

And I hope you're disclosing that to the buyers lender, listing agents broker, buyers agents broker, and on the HUD-1.

And if your lender doesn't want it on the HUD-1 I think there's a tax form you then need to send your client.

Lots to worry about and make sure you're not violating the Realtor Code of Ethics.

Besides....as a buyers agent your client technically isn't paying you a dime since it's the seller that pays both commissions at closing. Sometimes you will work with buyers for 6-12 months or more....lots of work and time to just give away half your earnings.

Thanks for all the "heads up" on how to do my job.. For those that think you get what you pay for.. I have been doing this since 2008. Not only am I an agent.. but I also personally invest and own 19 properties at the moment. Bragging? Not at all.. simple statement that I know real estate and how it works. I own more homes then some agents sell in a year. Trust me.. hire the agent that has lots of signs etc and is a "specialist" in that area. They will meet you once and pass you along to their team member who you will speak to from then on. A "specialist" in an area just means they spend all their marketing in that area of town. As the buyers agent.. I am giving you money back and more then you will find any other agent will do. I mean most of them will give you a bottle of wine or a fruit basket at closing. Up to you if you want that or few thousand dollars.

There is no HUD-1 any longer.

As a lender there's no issue with a Realtor contribution as long as the paperwork is in order.
