Future neighbors!

I have been living in Los Angeles - was forced to move to this Godless town for work when I got hired. Fortunately, I will soon be free to move to another "hub office". There's a hub in Dallas and Houston. I choose Dallas.

I am an Austin native, never lived in Dallas. Can someone help me out with neighborhoods and their pros/cons? Work is downtown. I've been paying $1,700/month. I am in the back-9 of my 20s. I like beer and football and hunting/fishing.

There is no need for you to live any farther north than Northwest Highway, and even that's probably 1-2 miles too far north.

How much space do you need and how nice of a place? $1700 can work in many of the "fun" areas of Dallas.

I live in Victory Park and its ok.

I think it would be better if I liked the Mavericks or went to a bunch of shows at the AAC. Traffic around those events can be a pain though and you can find something for $1,700 (actually around what I pay).

Just live downtown. Davis, The metropolitan, mosaic, lone star gas, gulf states etc...so many others. Uber to party in uptown, lower Greenville, Henderson or deep Ellum.

Farmer's market is still a little bit sketchy IMO.

For $1,700, I would be looking in Uptown - State Thomas area. Should be able to get something decent for that price range.

$1,700/mo doesn't get you anything that isn't a condo in Dallas proper in a neighborhood you'd want to live in.

I found exactly 5 houses in 75201, 75204, 75206, 75214 and 75219 (all zips that a single person w/o kids would likely prefer to live). Single family, unattached, under $300k were my conditions, and only 1 of those 5 is inhabitable.

5838 La Vista - $299k
2411 N.Prairie - $289k (being sold at lot value according to the description)
6353 E. Lovers - $245k (needs full gut job)
2343 Arroyo - $250k (lot value)
2343 Vargas - $225k (lot value)

With 20% down at 4.00%, P&I is $1,142/mo., assuming insurance at $100/mo., and taxes at (at best, before DCAD gets a hold of it the next year) $333.33/mo ($4,000/year).

So congrats, you are correct and got me. There is exactly 1 house that would work for under $1,700/month.

If you want a duplex or a condo, there are a couple other options.

If I were you I would look at the State Thomas area (uptown), and the areas around Knox and Henderson Ave, and lower Greenville Ave. All have easy commutes to downtown with an active social scene for your age group. I personally prefer the areas east of I-75 (Henderson and Greenville), but each area has its own attractive features.
