I'm already worn out from the cycle of getting my hopes up and seeing them shattered when some piece of the deal falls through, but that said...is it really happening this time?

Most likely its abatements against future taxes. The city will make it up in sales tax revenue and they aren't getting squat today.

Of course they will grant it. I'm not sure Dallas ever says no to coughing up money for a company relocation or developer incentives. Dallas is desperate for this sort of thing and everyone knows it.

Maybe, maybe not. Like any other business(or individual for that matter) they can only put so much capital at risk at a time. Their margins are thin and getting ROI takes a lot of time. If they can build somewhere else and recoup that investment faster, they will do it. Every time.

I swear people have no idea what it costs to run a business or get anything done when dealing with a city. Red tape, taxes, permits, inspections(ya know, money grabs) add up so fast. For an endeavor the size of Costco those money grabs are massive. If they have leverage they'd be stupid not to use it.

Being a North Dallas area resident, I have only known Sams for the last 15+ years. Now that Costco is appearing to be a reality, can someone explain why Costco is better than Sams? Like what are the major differences?
