Any good online calculators out there that help compare cash out refi vs. home equity loan? I am 6 years into a 30 yr fixed at 3.75%, so i've Just assumed that rates are not favorable enough to do a cash out refi...

You can check Bankrate.com for some calculators but I do not know if they have one that works for what you want. I can calculate and "blended" rate of existing mortgage and cost of add on HELOC to come up with a rate to compare to a new refinanced one loan. Most HELOCs are running around 5-6% for 15 year fixed so it depends on how much equity you want to pull out.
