No lie. I hit 'submit' and an email popped up saying it was rejected.

I've scheduled a meeting, but without comps to help my case (which I dont have), Im probably screwed.

you've got to just dig through the appraisal roll within your neighborhood and find houses that somewhat match your house and that have lower appraised values and/or provide evidence that your house should be appraised less.

The year I did it, I took pictures of every single deficiency in, on and around my house. I just basically piled up a list of those things, estimated how much it would cost to fix them and claimed "I have to spend X just to get my house approaching that level of appraisal", and it certainly helped. My settlement appraisal amount(s) the past two years have been pretty small incrementally, but this year they are hitting me with the max and not backing off.
