It has ranked that way for at least 30 years as memory serves. They can't seem to adjust for large as a % of total student population. Even if only graduate students were put in the number would be skewed. We ought to be milking the Feds for $$$ if we are so poor.

When the Real Estate Center started insisting College Station be listed first in the stats … because their population outgrew Bryan … because the census started counting the students in CS and included them in the stats … has now backfired.

Judging by the cars and restaurants the majority of the residents are doing just fine. This is just skewed by the huge student population.

The glaring stat that says everything is the real estate center's calculation of per capita retail spending of all of the cities statewide. When towns like Victoria rank ahead of BCS, it's clear the effect of broke students on the local economy.

Conversely, the same broke students and A&M are the engine behind it all. The per capita retail spending is the driver as to what type of businesses should locate here.

Explains for instance why Whole Foods is not banging down the doors…..

There is a robust small economy here, just one of volume, not of high spending.

Well at least Costco could see what many other retailers miss in the stats.

Can't go by cars. They can be leased. Can't go by restaurants. People will eat out no matter what. What needs to be looked at is averaging the prices of all the houses together in each city (separately). Naming some neighborhoods does not mean anything. Some people purchase a house at the maximum amount they can afford without much else left.

Our 18-24 age group is huge. I would have thought we had more old retirement folks but apparently not.
