+7.7% in Mission Ranch. Overall up about 11% from when I built (moved in June 2020).

Honestly, seems lower than I was expecting.


My Dad's place in College Hills is up 12.7%.

Up 36.8%. Sold the house earlier this year. The house we bought is up 35.4% and $75,000 more than we paid. Curious to see if they hide behind that all of this occurred after January 1st.

I was reading that there is a new law (passed in the last few years) that says the tax agencies cannot collect more than just a few percentages increase and will be forced to lower the tax rate.

24.03% up from last year. Homestead capped at 10.86% from 2021 tax amount.

Both houses in CS:
1. $233k (2021) to $307k (2022), 32% increase.
2. $193k (2021) to $264k (2022), 37% increase.
Neither house is eligible for homestead exemption. :-(

Can someone explain HS Cap Loss in as far as what it means in future years?

For two years in a row I have an amount in HS Cap Loss and my mom has a pretty big amount in hers this year. She is the one I am most worried about.

For example, if there is $30k in HS Cap Loss, that amount will get keep getting factored into future assessments? - - As long as the new appraisal does not exceed 10% and/or until the all of the $30k has been applied?

They revalue every year but the value is capped at a 10% increase for tax purposes. If you have a $200,000 house that the value goes up to $260,000, they will only consider it valued at $220,000. The next year it could go up from $220,000 to $242,000. The gap usually closes over a few years.

Just FYI to save you a phone call last year was my first OA65 exemption year and the tax amount went up this year so I immediately called and they take the lowest of the first 2 years and that is frozen from now on. So I am frozen at about 35% lower than now some of my friends that are 75 are frozen at about 85% so as time goes by the savings become greater

Is there a point of protesting if they are $10k over my appraised value (5 months ago) but due to the 10% cap it doesn't matter? Land stayed the same but house up 31%.

I guess the answer is always protest to prolong the HS gap.

a friend bought a house last year paid 650K it was on the tax rolls at 480K last year for this year they raised it 32% to 632K so bottom line he has nowhere to hide he can't protest because he paid more than the now 2022 apprised price. Even though this upsets all of us I would guess 85% of the posted values could be sold on the market for more. So how do you win except by getting old and the taxes freeze while the appraised values continue to rise every year
