What's the board consensus on how long a new home of about 3500-4000 sqft might take in CS assuming there's no special qualities or engineering if ground were broken today?

Maybe that will slow new housing starts. There really aren't that many jobs in town where a family could afford that.
Quoted $200psf within last 30 days, in BCS. Reputable builder in town. Nice finishes, but not super high-end.legalbird said:

3k sf. I'd budget 10 months. I had a buddy who is a custom builder tell me last week that some of the builders he knows aren't taking any new builds right now, only focusing on current projects, because they can't get materials or crews with any decent predictability.
Reading through the trade sites, Covid-19 restrictions have dinged mill outputs, and tariffs on Canadian softwood (went from $0.35 to $0.41 per thousand board feet on April 1) come up most often. Some trade sites see hope on the horizon as a number of southern mills are ramping up to full production, but even that will not likely bring prices down until the 3rd or 4th quarter this year.annie88 said:

That seems reasonable. Supplies have been strained and prices insane since the election. Otherwise they might owe more building a house than was paid for it.BCSLocal01 said:

No contracts signed. A buyer will have to wait until the house is finished. Once the house is finished, style craft is going to price out all materials since the market is so insane right now then price out the house to sell. So they're literally telling people if they're interested in a house to come back once it's complete and they'll quote a price/sign a contract.
