When I moved into my subdivision in 1999 it was at the end of a two lane country road called "Greens Prairie". There was no other subdivisions between Wellborn Road and Highway 6. So you'll have to forgive me if I still say "Driving into town", but when we first moved out here, it WAS driving into town...

At least you still get to drive to town even if it's just to the four way stop. I long for the days before being asymilated by the Borg of college station.

South College Station is a tough market.

If you're not a big chain, or an incredibly successful smaller one, the rent prices in the TP area are astronomical. And even if you're a big chain, the rent is still high for the area.

Fixing to be 300k in the greater metro area + 50k during the school year. Looking at it combined and it's a good sized city.

When I was at A&M, (01-06) Rock Prairie was the edge of civilization. Now it seems like it's right next to campus

Wife and I tried Howdys Pizza last night and we both loved it. It was packed. Had never been before and knew nothing about it. The grilled pizza crust was weird to me but wow it was phenomenal. We will definitely be going back soon

I hope this happens, but if Century Square can not fill it's retail space on University Dr. and next to campus, how is this group going to do it?

As a retailer, I would be much more attracted to the midtown project than I would Tower Point...

Also, directly from owners that the Madhatters space will become a tequila bar.

Are the owners of Mad Hatter's opening the tequila bar? The owners are good people, so just curious.

That is a nice store. Been to another location. Now that they have figured out the parking I expect thing will pick up. I know Midway stated they are going to start construction on the next phase in 2019. I believe that is the open lot in front of the green taking the development to the street front.

I've also been told that Eccell is behind the new venture at Mad Hatter's.

Didn't the Walk-Ons that was slated to be in that area pull out of their plans as well?
According to the latest "All Up In Your Business" episode, Walk-ons got their permits this week, so still a thing that appears to be happening.

Also mentioned as coming or open now:
  • Little Land Play Gym (strip mall behind Longmire Walmart)
  • Zoners Pizza, Wings, and Waffles (strip mall behind Longmire Walmart)
  • Heat Up Eats (I may be mishearing the name; Northgate/Aspire Building)
  • Which Which (Northgate/Aspire Building)
  • "a coffee place" in Northgate as well (unnamed)
  • Zero Degrees (Jones Crossing, already open)
  • Chick-fil-a Drive Thru (Jones Crossing; confirmed they have permits)

They also confirmed that Gringo's has backed out, even though they already had their permits and site plans and everything. But they don't know why, just what they have seen on social media (Gringo's is ignoring their efforts get answers LOL)

More places "planned" that are currently under site plan review:
  • Drury Inn (Chimney Hill)
  • Starbucks w/ drive thru (Chimney Hill)
  • Huntington Senior Housing Development (Midtown near Baylor Scott & White)

And lastly, they mentioned Buc-cee's is definitely interested in CS, but still hasn't found a location that meets their requirements formula. CS is still trying though, they swear LOL

Think you might've meant Fajita Pete's instead of Heat Up Eats.

The conversation about the Midtown area was interesting. That project may be further along than I thought it would be.

Also, good to hear about Walk ons!

He wants to have them provide pieces of what parks is currently providing so they can be declared redundant and eliminated from past statements.

Any idea where the second Panera Bread location is going to go? Since the mayor said they've decided College Station is a community where they want a second location, I would assume they are pretty far in the process. I think next to the Chick-fil-a going in at Jones Crossing would be a strong candidate.
