Well, it's official. We just signed a listing agreement for our place in Yancey. 300 +/- acres. Corner of FM 486 and CR 748.
3000' sq ft pole barn. 40' lighted CONNEX under the barn. Well drilled to the Carrizo-Wilcox to provide livestock potable water with 3000 gallon settling tank (water is sulfuric.)
Aging double wide (needs work... Or a bulldozer.) Yancey Water Supply for residential water and a trough near the meter for constant water.
2 acre tank dug in 2018 supplied by well.
Wet weather Tuechana and West Tuechana Creek traverse the property. Newly built water gap on north fork of creek. In process of rebuilding south water gap due to fall/spring rains.
2019 fences on CR and FM. 2019 cross fences on main pasture.
Good working pens with newish Priefert Squeeze Chute and Calf Table.
Solid low fence deer. Most likely will convey the 15' and 6' deer blinds but not set yet. I might take the 6' to Milam County. Supply of hogs. Some quail and turkey. Out of the Hondo dove flyway but saw a few today.
Will update with actual listing and pricing.
Personal note: we bought this place in 2004 as a retirement dream for my Dad. He retired in 2010, turned 73 in May and doesn't walk well. Life has altered plans. My sister and I have way to many irons in the fire and we can't there often enough to manage the place. Plus, the wife and I want to concentrate on our Milam County place.
There are many great memories. My Godson's first deer. His awesome 8 pointer the next year. OATH hunts for our Vets. My first deer. The 10 point I took off the place last year.
Crazy calves in the pens. Fixing fence and water floats. A place to recharge when needed.
