Start your search in Sabine county. Lot of solid bucks for the area come from that county. Not sure about waterfowl though.

My Experiences:
East Texas is not known for dove hunts or least I never had much luck with dove.

Water fowl including geese is absolutely great around Sour Lake. As u move north from there, ducks are plentiful on most of the lakes and ponds all the way to Texarkana. Caddo is great for ducks.

Yea I'm looking at buying land in Palestine area over next few years. I've heard good things on genetics and waterfowl.

I grew up in Smith Co. and there are some decent deer killed from time to time, but I've seen some studs taken out of Cherokee Co. and Van Zandt Co.

Cherokee county and Henderson county seem to have some pretty good size deer taken out of them. I hunt Cherokee county and have a few good size deer hanging around.

Hogs are everywhere...

Not much of a duck hunter so I'm no help there.

We hunt on the Cherokee/Angelina line and have some real good bucks and decent duck hunting.

I know some guys that hunt in Trinity County that have killed some big deer. Not sure about the duck hunting though.

Do you hunt white tail year round? That is what you are up against in ETX. Sure there's some solid deer out there, we spotted a couple 8 and 10 pointers on our cams this year, but on average we see 4 and 6 pointer types.

Deer just don't last that long. This is just personal experience though in Nac county.

Grew up just south of Palestine in Houston County. There is good whitetail and duck hunting. A few years ago the largest open range whitetail in Texas was taken in Houston County: https://fishgame.com/2014/08/texas-newest-open-range-state-record-non-typical-whitetail-buck/

Red River County has great deer. The further south they are few and far between.
