Too much water is my guess as well. Check your irrigation & make sure you don't have a busted pipe in that area.

I'm sorry to say I've planted a thousand mountain laurels and when they look like yours does they don't come back very often. Still, it's a great tree and I'd give it the benefit of the doubt.
