It's nothing special. 2400 sq ft, north of the River off 360. But I bought it for 171k in 98, and now it's worth twice that. It has served us well. Now I'm going to need to build a one story in the hill country, with an infinity pool, a 20 mile view, no sounds from highway traffic (local road traffic is fine), a couple clay pigeon throwers and a 3 hole golf course. I am so ready to get out of Austin. The American Dream is not dead, you just have to work for it.

You own the permanent right to rent it from the government, and can pass that right on to others. Which is basically the same thing as owning it.

Unless they decide to build a freeway or something. Then you are SOL...

Oh, I get it now. It's funny because Dave Ramsey always tells everyone to pay off their houses and now there's a Dave Ramsey sock saying the same thing. Haha.

and then the opportunity cost of sinking all that capital into an asset that doesn't generate anything.

Are you implying rental rates don't reflect property tax and insurance paid by landlords?

And then the future value of all the extra cashflow you now have to save every month going forward.

Unless you live in a tent under an overpass or are interloping on someone's land, you're paying property taxes directly or indirectly. Welcome to the real world.

The argument that you shouldn't ever payoff your mortgage because you will always owe property taxes makes no sense. If your mortgage is $2,000 per month and property taxes are $600 per month. Owing $600 per month is a lot better than $2,600 per month.
there was never an argument made, only a factual statement.

Hope that helps
